The roofing contractor seems to have made a rapid exit from the estate leaving rubbish and building waste strewn around Durham house. I'm not sure of the exact date they left site but would estimate within the last two weeks. Together Redcliffe has no information in regards to the promised "correction" of works that have failed on Chester House.

Moss is now starting to grow and chase its way up the brick work on sections of Windsor House due to the multiple years of unresolved drainage and damp problems.​

Dyno-rod were sent out after calling the maintenance company to chase up as my email was ignored. I stressed the urgency of the matter due to raw sewage spilling across a path.

​

The Dyno-rod engineer had been sent to the wrong drain, however I managed to intercept them and take them to the site of the issue. He also informed me we are having persistent issues as a key 7m run that's exits sewage from the estate has totally collapsed. Neither myself, the residents association or other members to my knowledge have been informed of this. It will require significant works to resolve.

28th October 2024 Call from Joe to the managing agent to chase an update to outstanding jobs and guttering problems as no responses received to my previous emails regarding the issues.

 

Also logged the issue regarding overflowing drains outside Lincoln house, was advised Dyno-rod had been so unsure why the issue was not resolved, was told Dyno-rod would be chased up and I would receive an email update once information was obtained.

24th October 2024 Residents at Redcliffe gardens have cleaned the bin area and swept it out to try and alleviate the ongoing rat/vermin issues.

24th October 2024 Residents at Redcliffe gardens have attempted to clear drains themselves using washing up bowls, gloves and buckets of water to try and elevate some of the water and drainage issues. As shown in the image clumps of slurry were removed.

8th October 2024 Emails sent to managing agent regarding problems with new guttering.

The new guttering at Chester house appears to be un-able to cope with heavy rain, the managing agent has been notified multiple times.

6th October 2024 Emails sent to estate agents who are leaving boards up at Redcliffe Gardens.

​​

This issue does not involve the management company, however Together Redcliffe have noted that estate agents seem to be leaving boards up at our entrance even when they have no properties for sale.

​

Together Redcliffe have emailed the agents concerned to ask them to collect old for sale signs to help remove clutter from our entrance.

  • Litter has not been removed. See photo of pile of litter that I collect from only a small area that had been there for more than 2 years. 

  • Grass area next to Chester House entrance, all mud and not maintained. Any other garden maintenance company would have taken care of this by now, all it needs is some grass seeds and attention. 

  • Neglected overgrown trees and bushes blocking daylight into Chester House Building. In need of cutting back with ongoing maintenance. 

  • Entrance railings are rusty and in desperate need of painting. The longer this is left untreated the faster the metal is erioding making it unsafe. 

  • Rust Erosion underneath Chester House entrance bridge in need of repair. Safety issue.

Water issues persist as evidenced in the video, causing the brickwork to become soddened. This has occurred after the building works have finished on Chester House.

15th February 2024 Chase up with management agent due to lack of response from previous communication.

First of all, I sent the previous email Oct 2023 and had no reply/response/call. 

 

  • I've been reporting these serious issues for 2 years now. 

  • I know the drains are in the process of being fixed and one tree has been cut down, but that is not good enough. The damage is already done from the years of neglect for issues that have been repeatedly reported by numerous owners, a damp specialist and damp remedial work needs to start immediately. 

  • Can someone call me regarding this and my previous emails asap.

The following points are highlighted in the e-mail

​

  • Rising damp (I've redecorated, used anti damp paint, have a dehumidifier filling litres and litres of water everyday, open windows, heat the rooms and as you can see from the previous photos I have sent that the rising damp is coming through at a rapid rate into new patches across the whole wall. This is dangerous to people's health, everyone in this building should not have to live in these conditions with damp and mould issues that can be and should be fixed.)

  • Drainage issues (Causing the ground to be continuously flooded with the water) 

  • Infestation of woodlice (Due to damp)

  • Overgrown bushes and trees (No natural light, causing more damp) 

  • Railings rusted and crumbled paint work (Yet these have been repainted and maintained in the other redcliffe garden buildings). 

  • Uncared for Grass (Mud patches everywhere yet the grass in all other redcliffe garden building is well looked after)

  • Thanks for the update. That’s great news about the trees. Does this include the trees all around Chester house? As the left side are also over grown and no light gets into the bedrooms at all. 

  • Regarding the garden, it’s the area directly infront of the Chester house entrance lower ground door. The grass needs attention, there is a pile of mud and dead leaves and litter. (Photos attached) 

  • For the drain issue, this might be related… I decorated the front bedroom 2 months ago and used damp and stain paint. Quite a few coats were applied and it’s still coming through the wall and it looks like the same wall that is wet from the outside, near the drain (Photos attached) I’m looking to rent this out again very soon.

  • I've attached some photos to show the state of the garden and outdoor area surrounding Chester house. Let me know if you can open the photos ok. 

  • The rubbish has been there for weeks. 

  • The video shows what happens when it's raining, the water is not going into the drain. And then causing a banging sound when it's raining heavy. This is most likely making the damp issue worse. 

  • Some of the other residents have also mentioned they have damp problems and we all have an infestation of woodlice. Is it possible to look into cutting some of the really tall trees back or do we have to contact the council ourselves about this first? This would also help light some more light into the flats as it's quite dark inside.
